Initial consultation

A thorough understanding of your project: proposed locations, budget, timeline, intended use, and heritage considerations. This initial discussion allows us to ensure the project is on track before beginning any active research.

Development of the specifications

Definition of search criteria — property types, specific areas of Ibiza (north, south, inland, coast), size, must-have features, and secondary preferences.

Active recruitment and qualification

We engage our network of partners on the island. We identify properties on the open market as well as off-market properties that are never advertised. We conduct a quality screening process to ensure we present you only with properties that truly meet your criteria.

Guided tours

Arranging viewings, accompanying you on-site, and conducting on-site assessments (location, actual proximity, construction quality, and surroundings). Detailed written reports following each viewing.

Pre-signing due diligence and negotiation

During the pre-signing phase, we coordinate with a local attorney to conduct legal and zoning due diligence on the property and to secure the initial commitments. At the same time, we analyze the pricing strategy, identify key negotiation points, and assist you in developing an offer strategy to present to the agent representing the seller.

Signatures, administrative procedures, and special cases

Once the property has been approved, the local attorney can generally handle most of the procedures related to the purchase and closing: coordinating with the notary, obtaining an NIE, opening a bank account, and handling the usual administrative follow-up. When the situation warrants it—such as expatriation, exit tax, purchase through a company, estate planning, or international tax issues—we can also bring in a specialized international lawyer to address the more specific aspects.

How much does your service cost for me, the buyer? +
Our services do not incur any additional direct fees for the buyer when the property is listed by a partner agency. We are compensated only upon a successful purchase, through a share of the commission already agreed upon with the seller. This means you receive advice that is in your best interest, with no upfront fees.
Why should we work with you instead of a traditional agency? +
A traditional agency represents the seller: its mission is to sell its inventory at the best possible price for the seller. As an exclusive buyer’s agent, we represent only your interests. We objectively compare available properties across the entire market, identify points of negotiation, and negotiate the price on your behalf—directly with the seller’s agent.
How do you access relevant opportunities without a seller’s mandate? +
Our network of partners in the Balearic Islands has been built up over the past 10 years. We work with the leading international agencies in Ibiza as well as with key local players. This approach allows us to explore listed properties, off-market opportunities, and a significant portion of the off-market sector—properties that are available only through private channels.

In Ibiza, we typically handle projects starting at €2.5 million: ocean-view villas, contemporary homes, authentically restored fincas, and properties with character. The rarest properties—those with ocean views, renovated fincas, or prime locations—often fall into higher price brackets. Every search is unique: we start with your vision for your life, not a catalog.
How long does an acquisition take, on average? +
It typically takes 3 to 9 months from the initial consultation to the signing of the contract, depending on the scarcity of the property in question. In highly competitive markets (such as authentic fincas or villas with exceptional ocean views), patience may be required. Conversely, we have successfully closed deals in just a few weeks when a property that met the specifications became available.
Do you also provide services on the other Balearic Islands? +
Yes. Baléares Bohèmes covers the entire archipelago. In Ibiza, I’ll personally guide you. In Menorca, Sophie—my business partner and a recognized expert in this market—will take over. In Mallorca and Formentera, we also provide services through our network of premium partners.
