This approach allows us to freely explore the relevant channels in the Ibiza market: international agencies, local players, private networks, and off-market opportunities. We engage our network of partners on the island. We identify properties on the open market as well as off-market properties that are never advertised. We conduct a quality screening process to ensure we present you only with properties that truly meet your criteria.
Arranging viewings, accompanying you on-site, and conducting on-site assessments (location, actual proximity, construction quality, and surroundings). Detailed written reports following each viewing.
During the pre-signing phase, we coordinate with a local attorney to conduct legal and zoning due diligence on the property and to secure the initial commitments. At the same time, we analyze the pricing strategy, identify key negotiation points, and assist you in developing an offer strategy to present to the agent representing the seller.
Once the property has been approved, the local attorney can generally handle most of the procedures related to the purchase and closing: coordinating with the notary, obtaining an NIE, opening a bank account, and handling the usual administrative follow-up. When the situation warrants it—such as expatriation, exit tax, purchase through a company, estate planning, or international tax issues—we can also bring in a specialized international lawyer to address the more specific aspects.
