Buy a villa in the Balearic Islands
with exclusive buyer's advice.

For properties starting at €1 million, we assist discerning buyers in Ibiza, Menorca, and Mallorca. With no seller’s mandate and no conflict of interest, we seek out the best opportunities for you, ranging from publicly listed properties to off-market listings.

  • A firm that represents only your interests
  • Access to the entire market, including off-market properties
  • 10 years of experience in the Balearic Islands

Which island is right for which project?

Three islands, three markets, three ways to experience the Balearic Islands. Because we represent only the buyer—and have no listing mandate—we guide you toward the island and property that are right for you, not toward the ones we happen to have for sale.

Ibiza: An International Market, Exceptional Properties

Contemporary villas, ocean views, sought-after areas such as Talamanca, Cala Jondal, and Santa Gertrudis: Ibiza attracts very strong international demand. It is a fast-moving market, where some of the most exclusive properties are sold outside traditional channels, and where access to information can make all the difference.

Menorca: Space, tranquility, and privacy

Fincas, unspoiled nature, and hidden coves: Menorca appeals to those who seek tranquility and authenticity. Its real estate market—more low-key and less subject to speculation than Ibiza’s—requires a thorough understanding of the local market. We live there year-round.

Mallorca: Diversity and Year-Round Living

Whether it’s Palma, villages in the Serra de Tramuntana, the southwestern coast, or luxury properties, Mallorca offers the widest selection. Its accessibility by air and high standard of services also make it an island particularly well-suited for year-round living.

The Unique Characteristics of Each Market

Buying property in the Balearic Islands varies from island to island. Each market has its own sought-after areas, urban planning restrictions, and opportunities, and that is precisely where independent buyer-side advice makes all the difference.

Ibiza: scarce properties, fierce competition

In the face of sustained international demand, the supply of high-quality properties remains limited. Properties with ocean views—whether on the waterfront or in the most sought-after areas—can sell quickly, sometimes off the market.

Location makes all the difference: Talamanca, Cap Martinet, Roca Llisa, Es Cubells, and Cala Jondal each have very different dynamics.

The main area of concern remains compliance with zoning regulations. Additions, outbuildings, swimming pools, and older structures must be carefully inspected: we have the property’s administrative status verified before making any offer.

Menorca: A Niche Market, Closely Tied to the Region

The market is more limited, and there are few properties that are both beautiful and truly adaptable. Their value depends as much on their location and surroundings as on the practical possibilities for expansion or renovation.

Biosphere reserves, protected natural areas, strict regulations on rural land: urban planning restrictions weigh heavily, particularly on fincas and plots of land.

Buying property in Menorca requires patience and a thorough understanding of the local market to distinguish between a property you fall in love with and a well-thought-out investment. As year-round residents of the island, we have an insider’s knowledge of its different areas and regulations.

Mallorca: A Vast and Highly Diverse Market

It is the largest and most diverse market in the archipelago. Palma, the southwest, the Serra de Tramuntana, the inland villages, and the coast each have their own distinct character.

Prices, property types, and clienteles vary widely: a villa in Son Vida, a finca near Alaró, or a property in Andratx do not meet the same expectations or follow the same market dynamics.

The first step, then, is to work with you to identify the neighborhood that best fits your life plan, even before we start looking for a property.

In the most competitive markets, responsiveness makes all the difference

The best opportunities can come up very quickly. In Ibiza, in particular, we've already seen sales close in just one day.

In the premium segment, success often hinges on thorough project preparation, clear criteria, and the ability to act quickly when a suitable property becomes available.

The goal is not to make hasty decisions, but to be sufficiently prepared to act quickly when an opportunity warrants it.

A Customized Search, Not a Catalog

Baléares Bohèmes does not operate like a traditional real estate agency with a portfolio of properties for sale. We represent buyers exclusively: our starting point is not what we have to offer, but what you are actually looking for.

Based on your project, we explore the entire market: properties listed by real estate agencies, properties offered directly by their owners, our network of local partners, and off-market opportunities that do not appear online.

This independence allows us to compare properties without any conflict of interest and to guide you toward those that best meet your criteria, regardless of which real estate agent is listing them.

Our role isn't to sell you a property. It's to find the right one.

Why Choose Baléares Bohèmes?

Buying property in the Balearic Islands involves much more than just browsing online listings. We’ll guide you from the very first conversation all the way to the signing, with one goal in mind: to ensure that your purchase truly meets your expectations and that the process goes smoothly.

An expert analysis of the situation on the ground

Neighborhoods, price ranges, and island-specific constraints: We help you assess whether a property aligns with your plans and identify what a listing doesn't reveal.

A single point of contact who speaks French

We coordinate the search, viewings, and communication with agencies, property owners, and professionals involved in the transaction. You save time and maintain a clear overview at every step.

A More Secure Acquisition

We coordinate urban planning and administrative reviews, handle negotiations, and monitor each step of the process through to the final deed: we’re by your side every step of the way.

Advice that's entirely on your side

Without a listing, we have no reason to favor one property over another. Our only priority is your project.

A view, a place, a commitment to heritage.

How we work

01

Initial consultation

A thorough understanding of your project: proposed locations, budget, timeline, intended use, and heritage considerations. This initial discussion allows us to ensure the project is on track before beginning any active research.

02

Development of the specifications

Definition of search criteria—property types, specific areas of the island (north, south, interior, coast), size, non-negotiable features, and secondary preferences.

03

Active recruitment and qualification

We mobilize our network of partners on each island. We identify properties on the open market, as well as off-market properties that are never advertised. We perform a quality screening to present you only with properties that truly meet your criteria.

04

Guided tours

Arranging viewings, accompanying you on-site, and conducting on-site assessments (location, actual proximity, construction quality, and surroundings). Detailed written reports following each viewing.

05

Pre-signing due diligence and negotiation

During the pre-signing phase, we coordinate with a local attorney to conduct legal and zoning due diligence on the property and to secure the initial commitments. At the same time, we analyze the pricing strategy, identify key negotiation points, and assist you in developing an offer strategy to present to the agent representing the seller.

06

Signatures, administrative procedures, and special cases

Once the property has been approved, the local attorney can generally handle most of the procedures related to the purchase and closing: coordinating with the notary, obtaining an NIE, opening a bank account, and handling the usual administrative follow-up. When the situation warrants it—such as expatriation, exit tax, purchase through a company, estate planning, or international tax issues—we can also bring in a specialized international lawyer to address the more specific aspects.

Tangible achievements, a constant priority

Since 2020, Baléares Bohèmes has been assisting with real estate acquisitions in the Balearic Islands for projects ranging from approximately €1 million to €15 million.

Here are a few recent examples:

  • Country House, Alaior, Menorca, 2023 — 6 M€

  • Seaview Villa, Santa Eulària des Riu, Ibiza, 2024 — €5.4 million

Some of our clients request complete confidentiality regarding their acquisition—we always respect that decision.

Buying in Spain: The Essentials

Buying property in the Balearic Islands is accessible to foreign buyers, but a smooth transaction requires careful preparation. Several factors must be considered before making any commitment: obtaining the NIE, purchase costs (notably the ITP, which has a progressive tax rate in the Balearic Islands and reaches 13% on amounts exceeding €2 million), legal and zoning checks, the earnest money agreement, and, when the seller is a non-resident, the 3% withholding tax paid by the buyer.

Baléares Bohèmes coordinates these various steps with the appropriate professionals—lawyers, notaries, and tax advisors—so that you can move forward with a clear understanding of the risks, costs, and timeline of the acquisition.

What our customers ask us

How much does your service cost for me, the buyer? +
Our services do not incur any additional direct fees for the buyer when the property is listed by a partner agency. We are compensated only upon a successful purchase, through a share of the commission already agreed upon with the seller. This means you receive advice that is in your best interest, with no upfront fees.
Why should we work with you instead of a traditional agency? +
A traditional agency represents the seller: its mission is to sell its inventory at the best possible price for the seller. As an exclusive buyer’s agent, we represent only your interests. We objectively compare available properties across the entire market, identify points of negotiation, and negotiate the price on your behalf—directly with the seller’s agent.
How do you access relevant opportunities without a seller’s mandate? +
Our network of partners in the Balearic Islands has been built up over the past 10 years. We work with the leading international agencies in Ibiza as well as with key local players. This approach allows us to explore listed properties, off-market opportunities, and a significant portion of the off-market sector—properties that are available only through private channels.
What types of properties are you looking for on behalf of your clients? +

In the Balearic Islands, we primarily handle high-end projects: villas with ocean views, contemporary properties, restored fincas, homes with character, and properties located in the most sought-after areas. Price ranges vary significantly depending on the island, location, the property’s rarity, and its quality. The most exclusive properties—beachfront, exceptional views, renovated fincas, or highly sought-after locations—naturally command the highest prices.

Every search is unique: we start with your life plans, your priorities, and the island that’s right for you—not with a catalog.

How long does an acquisition take, on average? +
It typically takes 3 to 9 months from the initial consultation to the signing of the contract, depending on the scarcity of the property in question. In highly competitive markets (such as authentic fincas or villas with exceptional ocean views), patience may be required. Conversely, we have successfully closed deals in just a few weeks when a property that met the specifications became available.
