In most cases, our services incur no additional cost to you: when the property is listed by an agency hired by the seller, that agency shares its commission with Baléares Bohèmes. When the property is sold directly by the owner, our fees are agreed upon with you in advance, in writing. In any case, we are only paid upon signing the contract, and our role remains the same: to advise against a property if it does not align with your plans or if its price is not justified.
Maó, Es Castell, and Ciutadella offer the most consistent services, shops, and entertainment throughout the year. Sant Lluís combines residential living with proximity to Maó, while inland towns, such as Alaior and Es Mercadal, make it easy to explore the entire island. Some coastal areas, which are very lively in the summer, become quite quiet during the off-season; this is something to consider based on how you plan to experience the island.
Maó is the island’s capital, with its port, amenities, and proximity to the airport. Ciutadella, to the west, offers a historic center and a different pace of life. The southeast, around Sant Lluís, is home to houses and villas near the coast. The north, with its wilder landscape, charms visitors with its scenery and unspoiled nature, though housing options there are more limited. The right area depends above all on your lifestyle plans.
Fincas do exist, but there are very few that combine a beautiful setting, good access, high-quality construction, and a clear legal status. Finding them requires patience and a careful analysis of each property, particularly with regard to land and zoning issues.
This depends heavily on the land classification, the property’s administrative status, and the zoning restrictions. On certain properties—particularly those classified as rural land or located in protected areas—the options are very limited. We recommend having an architect and an attorney assess the property’s actual development potential before making any offer.
In particular, it is necessary to verify that the property’s actual condition matches the cadastral records and the property registry; to confirm that all necessary permits for construction, additions, and swimming pools are in place; to ensure there are no pending legal proceedings; and to review any zoning restrictions specific to the area. These checks are conducted with an independent attorney, whom we coordinate on your behalf.
Yes. In such a tight market, some properties are sold discreetly through personal networks, especially the rarest ones. This isn’t always the case, but knowing the real estate agencies, property owners, and local partners often gives you access to opportunities before they’re listed—or even if they’re never listed at all.
